November 2025 brings better results for hotels than a year earlier

November 2025 delivered clearly stronger results for hotels in Poland than the same month last year, according to the latest survey by the Polish Chamber of Hotel Industry. The improvement was driven mainly by steady demand from business travellers. Leisure hotels, in line with seasonal patterns, recorded lower occupancy, although they also saw year-on-year gains.

Most hotels above 50% occupancy

In November 2025, nearly seven out of ten surveyed hotels achieved occupancy above 50%. As many as 36% of properties were filled at more than 70%, which in the context of late autumn represents a very solid operating result. Only 8% of hotels reported occupancy below 30%.

For hoteliers, this translated into stable revenues in a month that is traditionally not among the strongest of the year. November does not benefit from holiday travel or the full Christmas season.

Business segment remains strong

Hotels focused on business guests performed best. In this group, 73% of properties exceeded the 50% occupancy threshold, while only 7% fell below 30%.

This confirms that business travel, training sessions and conferences continue to be an important pillar of the Polish hotel market, despite rising operating costs.

Leisure hotels weaker, but improving year on year

Leisure hotels operated in a more challenging, low-season period in November. Even so, 44% of them reached occupancy above 50%, while 22% recorded occupancy below 30%.

Although these figures are clearly lower than in the business segment, the survey shows that leisure tourism also performed better than a year earlier.

Comparison with November 2024: more increases than declines

The year-on-year comparison points to a predominance of positive changes. In 51% of hotels, occupancy was higher than in November 2024. In one quarter of properties, the increase did not exceed five percentage points, suggesting gradual improvement rather than a sudden surge.

Occupancy declined in 33% of hotels, while 16% maintained results at last year’s level. The source does not specify the reasons for declines in individual properties.

Differences between segments

In business hotels, occupancy improved in 54% of properties and declined in 27%. In the leisure segment, 48% of hotels recorded higher occupancy, most often increases of up to five percentage points.

Declines in this group affected 35% of properties and were also generally small, not exceeding five percentage points.

How the market was surveyed

The survey was conducted between 4 and 9 December 2025 among 129 hotels across Poland. Seventy-nine percent of the properties operate in cities, and 39% belong to hotel chains. Most hotels have up to 150 rooms, with the average property offering 113 rooms.

Nearly half of the surveyed hotels primarily serve business travellers, and micro, small and medium-sized enterprises dominate ownership in this segment.
