IGHP: A Fairly Good July, with Promising Prospects for August

According to the latest survey conducted by the Polish Chamber of Hotel Industry (IGHP), July brought good results for hotels, although clearly weaker than last year. More than two-thirds of hotels evaluated the month positively, yet 43% admitted that the results fell short of expectations. For 23% of properties, July turned out to be unfavorable, while 9% reported no significant impact.
IGHP highlights that leisure hotels performed best: 87% reported occupancy above 50%, and more than half exceeded 70%. Importantly, none recorded occupancy below 40%. Business-oriented hotels, however, fared less well, with 60% reaching more than half occupancy and 14% staying below 30%.
Compared to 2024, a slowdown is evident. Almost half of the surveyed hotels (46%) experienced lower occupancy rates than in July of last year, while only 37% reported an improvement. This trend was particularly pronounced in the leisure segment, where more than half of the properties saw weaker performance year-on-year.
IGHP notes that room rates continued to rise, though the pace of growth slowed compared to June. Sixty-one percent of hotels increased prices relative to last year, but in most cases (48%) the growth did not exceed 10%. Meanwhile, 39% of properties kept rates at last year’s level or reduced them.
Looking ahead, August forecasts appear more optimistic, especially for leisure hotels. At the time of the survey, 91% of them reported occupancy above 50%, and nearly half had already filled more than 70% of their rooms. The business hotel segment remains more challenging: 29% had bookings below 30%, while only 37% exceeded the 50% mark.
The IGHP survey covered 127 hotels across Poland, of which 76% are located in cities and 42% belong to hotel chains. Most respondents were small and medium-sized enterprises, which makes the results particularly representative for this segment of the market.
